Having served for more than 15 years as a Board Member of a boutique 57-unit, luxury condominium in Westchester County, I am well aware of the wide variety of community living challenges you face day-after-day as responsible board leaders and members. 

We found over time that being a smaller boutique property .
(100 Units or less )
The larger property management agents just felt our properties were not lucrative enough to devote their time..
In fact smaller community properties require more time not less. Smaller properties owners or shareholders require farmore hand holding than the large propertie. We are sure the boutique properties know there board ... the larger one they don't.
 Inasmuch as smaller community’s shareholders and owners are much more involved.
Several years ago, we re-evaluated our management situation and decided to try self management.
After a period of time we reached the conclusion that managers do play an important part of running our business and protecting our investments..
